Sell First or Buy First? Moving Within South County
It's one of the most common calls we get. A family has been in their west Chula Vista home for years. The kids are bigger now, and the house feels smaller every month. They've been quietly watching Eastlake listings at night, and they've found one they love. Then comes the question that keeps them up: "Do we sell ours first, or buy the new one first?"
There's no single right answer. It depends on your money, your timeline and how much uncertainty you can live with. But there is a right answer for you, and here's how we help people find it.
Option 1: Sell first
You sell your current home, then buy the next one with the money from the sale.
Why people like it: You know exactly what you have to spend. You never carry two mortgages. And when you make your offer, you show up as a clean, non-contingent buyer, which sellers love.
The catch: You may need somewhere to live in between. That can mean a short-term rental, a few weeks with family, or a storage unit full of everything you own.
How to soften it: Negotiate a rent-back with your buyer. You close the sale but stay in the home for a set time, often 30 to 60 days, while you find and close on the next one.
Option 2: Buy first
You buy the next home, move in, then sell the old one.
Why people like it: You move once, on your schedule. And you can prep and stage your old home while it's empty, which often helps it sell for more.
The catch: You need the down payment and a loan approval while you still own your current home. For a while, you may pay two housing costs.
How to make it possible:
- A HELOC on your current home, opened before you list, to fund the next down payment.
- A bridge loan, short-term financing against your current home's equity.
- Buy-before-you-sell programs from some lenders and companies, which help you buy first for a fee.
Option 3: Make a contingent offer
You offer on the new home on the condition that your current home sells first.
This works best in a slower market or on a home that's been listed for a while. In a competitive market, sellers usually prefer offers without that condition, so a contingent offer may need a stronger price or terms to win.
Side by side
| Approach | Best for | Main risk |
|---|---|---|
| Sell first | Sellers who need their equity to buy, or want budget certainty | Finding a place to live in between |
| Sell first with a rent-back | Sellers who want certainty without moving twice | Buyers may offer a bit less in exchange |
| Buy first | Sellers with savings or strong equity who want one move | Paying two housing costs at once |
| Contingent offer | Slower markets or less competitive homes | Losing the home to a stronger offer |
If you're 55 or older, ask about Prop 19
California's Proposition 19 lets homeowners 55 and older move their current property tax base to a replacement home anywhere in the state, as long as they buy within two years of selling. For many long-time owners, that changes the math completely, even if the new home costs more. The rules have details, so talk with a tax professional before you decide.
How we help you decide
We start with three questions:
- How much equity do you have, and do you need it for the next down payment?
- How flexible is your timeline? School year, new job, lease ending?
- How competitive is the market for the home you want, and for the home you're selling?
Then we run both sides together: pricing and prepping your current home, lining up financing for the next one and timing the two closings so you're never stuck.
