San Diego Market Report

The City of San Diego is the biggest market in the county, covering everything from downtown condos to coastal neighborhoods and inland suburbs. With so many sales each month, its median is the steadiest number we track. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for San Diego and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Over the past 12 months the median has ranged from $875,000 in October 2025 to $1,000,000 in June 2026. June's $1,000,000 was the first time the citywide median reached $1 million in this data.

Across the first nine months of 2026 the monthly median averages about $934,000, up 0.8% from the same months of 2025. Compared with September 2021, when it was $755,000, the median is up 19.2%.

For Buyers

Citywide prices are only slightly ahead of last year, which means less pressure than in 2021 and 2022. Neighborhoods vary enormously, so the citywide number is only a starting point.

For Sellers

Prices are holding, not climbing quickly. In most neighborhoods, homes that are priced in line with recent sales sell; overpriced homes sit.

Each month's report covers the month before it, because closed sales take a few weeks to be recorded. The November 2026 update will cover October's closed sales and show how San Diego heads into the slower holiday stretch.
