Oceanside Market Report

Oceanside is the largest coastal city in North County, running from the harbor and beach neighborhoods inland to newer communities and 55-plus areas. It has been one of the steadiest markets we track. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for Oceanside and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Over the past 12 months the median has ranged from $835,000 in February 2026 to $893,750 in July 2026. That is a narrow band for a monthly number, and a sign of how many homes sell here each month.

Across the first nine months of 2026 the monthly median averages about $872,000, up 3.5% from the same months of 2025. Compared with September 2021, when it was $720,000, the median is up 18.1%.

For Buyers

Oceanside prices have been steady, not rising fast, so you have time to compare. Beach-area homes and inland neighborhoods are very different markets, so focus on the area you want.

For Sellers

Steady demand supports confident pricing, but the median has stayed under $900,000 all year. A higher list price needs recent comparable sales nearby to support it.

Looking Ahead

Next update: November 2026

Each month's report covers the month before it, because closed sales take a few weeks to be recorded. The November 2026 update will cover October's closed sales and show how Oceanside heads into the slower holiday stretch.
