Encinitas Market Report

Encinitas takes in Leucadia, Old Encinitas, Cardiff-by-the-Sea, New Encinitas and Olivenhain, from beach cottages to large lots inland. It has been one of the stronger coastal markets this year. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for Encinitas and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

For Buyers

Fall can be a better time to negotiate here than spring. Neighborhoods vary a lot, so compare homes in the same part of town, not citywide.

For Sellers

The year is still running ahead of 2025, but September cooled. Pricing close to recent nearby sales matters more now than in the spring rush.
