The September median was $647,500, down 10.7% from $725,000 a year ago and down 8.8% from August's $710,000.

Over the past 12 months the median has ranged from $631,000 in April 2026 to $805,000 in November 2025. This summer the median reached $775,000 in June and $800,000 in July before easing in August and September.
Across the first nine months of 2026 the monthly median averages about $721,000, down 4.1% from the same months of 2025. Compared with September 2021, when it was $620,000, the median is up 4.4%.
For Buyers
A flatter year gives you more room to negotiate than in recent years. Condition varies a lot from house to house, so lean on inspections and recent nearby sales.
For Sellers
With prices flat to slightly down this year, pricing right from the start matters. Homes that are clean and fairly priced are still selling.
