El Cajon Market Report

El Cajon offers more variety than most of East County, from condos near downtown to hillside homes in Fletcher Hills. That range keeps it one of the more accessible markets we cover. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for El Cajon and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

For Buyers

A flat year gives you a bit more room to negotiate than in recent years, especially on homes that need work. Condition varies block to block, so lean on recent sales nearby.

For Sellers

With prices flat, presentation and pricing matter more. Homes priced right from day one, and in good shape, are the ones getting full attention.
