Coronado Market Report

Coronado is a small island market where only a handful of homes close each month, from condos along the Silver Strand to single-family homes in the Village. One or two sales can move the monthly median by hundreds of thousands of dollars. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for Coronado and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Over the past 12 months the median has ranged from $2,189,200 in March 2026 to $3,550,000 in October 2025. Six of the nine months in 2026 closed with a median above $2.7 million.

Across the first nine months of 2026 the monthly median averages about $2,709,000, up 10.8% from the same months of 2025. That is a better read on Coronado than any single month, because the mix of condos and houses changes so much from month to month.

For Buyers

Condos and single-family homes in Coronado are very different markets, and the median blends them. Look at recent sales of the type of home you want, on or near the streets you want.

For Sellers

The year is running ahead of 2025, which supports confident pricing. With so few sales, your best guide is the handful of recent closings most like your home.

Looking Ahead

Next update: November 2026

Each month's report covers the month before it, because closed sales take a few weeks to be recorded. The November 2026 update will cover October's closed sales and show how Coronado heads into the slower holiday stretch.
