Scripps Ranch Market Report

Scripps Ranch is a wooded, family-oriented community known for its schools, lake and eucalyptus-lined streets, with both single-family homes and a good share of condos and townhomes. This report uses ZIP code 92131. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for Scripps Ranch and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Team Ratcliffe's Take

A sharp one-month drop to $937,500, most likely from a lower-priced mix of sales.

The September median was $937,500, down 30.4% from $1,347,500 a year ago and down from $1,354,500 in August. We read this as a swing in which homes sold rather than a change in values.

For Buyers

Don't read September as a price drop. A condo and a detached home here are different markets, so ask for recent sales of the type of home you want.

For Sellers

One low month does not change what your home is worth, but buyers do see these numbers. Be ready to show them the recent sales that support your price.
