October 2026 | Detached + Attached Homes
National City Market Report
National City is one of the most affordable cities in San Diego County and one of the closest to downtown. Its homes range from early 1900s bungalows to condos and small multi-unit properties, which makes the monthly median swing more than most. Here is what September's closed sales tell us.
Each month, we review the latest closed sales for National City and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

The past 12 months show how much this market moves: the median ranged from $559,500 in March 2026 to $787,500 in August 2026. Since April it has stayed between $675,000 and $787,500.
Across the first nine months of 2026 the monthly median averages about $683,000, down 2.1% from the same months of 2025, mostly because of a soft first quarter. Compared with September 2021, the median is up 14.1%.
For Buyers
National City is still one of the few places near downtown where a single-family home fits many first-time budgets. Older homes vary a lot, so inspections matter more here than the median does.
For Sellers
Recent months support solid pricing, but buyers here are budget-conscious. Homes that are clean, well-priced and free of surprises in the inspection are the ones that move.
