October 2026 | Detached + Attached Homes
Del Mar Market Report
Del Mar is one of the smallest markets we track, a seaside city of a few thousand residents where only a few homes close in a typical month. A single condo or a single estate can swing the median sharply. Here is what September's closed sales tell us.
Each month, we review the latest closed sales for Del Mar and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Team Ratcliffe's Take
A one-month drop to $1,800,000 that says more about which homes sold than about values.
The September median was $1,800,000, down 27.9% from $2,495,000 a year ago and down from $3,635,000 in August. We read this as a swing in the mix of sales, not a change in what Del Mar homes are worth.

September was the lowest month of the past year. Every other month in 2026 landed between $2.3 million and $3.64 million, and August's $3,635,000 was one of the highest months in this data.
Across the first nine months of 2026 the monthly median averages about $2,774,000, up 10.2% from the same months of 2025. That year-to-date figure is a better read on Del Mar than any single month.
For Buyers
Don't read September as a price drop. In a market this small, ask for recent sales of homes like the one you want, by size, location and ocean view.
For Sellers
One low month does not change what your home is worth, but buyers do see these numbers. Be ready to show them the recent sales that support your price.

Each month's report covers the month before it, because closed sales take a few weeks to be recorded. The November 2026 update will cover October's closed sales and show how Del Mar heads into the slower holiday stretch.
