Bonita Market Report

Bonita is a small market of larger lots, horse properties and hillside homes, so only a handful of homes sell in a typical month. That makes the monthly median jump around more than in bigger cities. Here is what September's closed sales tell us.

Each month, we review the latest closed sales for Bonita and explain what those numbers mean for buyers and sellers. A citywide median is a starting point, not the whole story. Recent sales of homes like yours give the more specific picture, and we're always glad to pull them.

Team Ratcliffe's Take

A sharp one-month dip to $750,000, most likely from a small, lower-priced mix of sales.

The September median was $750,000, down 40.0% from $1,250,000 a year ago and down from $1,095,000 in August. We read this as a one-month swing rather than a change in what Bonita homes are worth.

April 2025

This has happened before. In September 2023 the median fell to $757,500, then came back to $1,028,000 the next month. When only a few homes close, a couple of smaller properties can pull the median well below where most of the market sits.

A better read of Bonita is the bigger picture: across the first nine months of 2026 the monthly median averages about $1,118,000, compared with about $1,204,000 for the same months of 2025, a 7.2% decline that partly reflects April 2025's unusual $1,575,000 high. Over the past 12 months the median has ranged from $750,000 to $1,265,500.

For Buyers

Don't read September's number as Bonita homes losing a third of their value. Lot size, horse zoning and views drive value here, so price each home against truly similar sales.

For Sellers

Buyers may see this headline, so expect some to test lower offers. Your best answer is comparable sales of homes like yours, which tell a much steadier story than one month's median.

Each month's report covers the month before it, because closed sales take a few weeks to be recorded. The November 2026 update will cover October's closed sales and show how Bonita heads into the slower holiday stretch.
