Why Work With a Real Estate Team Instead of a Solo Agent
It's 6 p.m. on a Thursday. A home you've been waiting for just hit the market, there are already three showing requests, and your agent is in the middle of another client's inspection across town. With a solo agent, you wait. With a team, someone else picks up the phone and gets you in the door that night.
If you've ever been the buyer refreshing your texts at 9 p.m., waiting to hear back, you already know how that feels. That's the simplest way to explain the difference. But a team isn't automatically the better choice, so here's an honest look at both.
What a solo agent offers
A good solo agent gives you one point of contact from start to finish. You always know who's handling your deal, and that person knows every detail. Many excellent agents work this way.
The limit is time. One person can only be in one place at once. When several clients need attention on the same day, someone waits.
What a team does differently
On a team, the work is shared. Typically that means:
- More availability. Showings, calls and questions get handled faster, including evenings and weekends.
- Specialized roles. One person may focus on negotiation and pricing, another on scheduling, paperwork and keeping the transaction on track.
- Backup when it matters. If something comes up during escrow, there's always someone ready to step in.
- Shared experience. A team sees more transactions, which means more recent knowledge about what's selling, what buyers are paying and what problems tend to come up.
When a team makes the biggest difference
A team is especially helpful if you're:
- Selling and buying at the same time, where two transactions have to line up.
- Selling a home that needs preparation, with contractors, stagers and photographers to coordinate.
- Buying in a competitive market, where speed to a showing and a fast, clean offer matter.
- Relocating or buying from out of town, and need someone local to see homes for you.
The questions to ask any agent or team
Whether you choose a solo agent or a team, ask:
- Who will I actually work with day to day? Make sure you meet them.
- Who will negotiate my offer or price my home?
- How quickly do you usually respond, and how do you prefer to communicate?
- What have you sold recently in my neighborhood?
- What's your plan for my home or my search, in specifics?
If the answers are vague, keep looking.
