Coronado sits on a peninsula across the bay from downtown San Diego, connected by the Coronado Bridge and the Silver Strand. It's one of the most recognizable places in Southern California, and it still feels like a small town, with people biking to the beach, walking to dinner and running into neighbors on Orange Avenue.

The village is the center of daily life. Its tree-lined streets hold everything from historic cottages and Craftsman homes to newer custom builds, and most of it is within a short walk or bike ride of the beach, the bay and the shops. Homes here rarely sit on the market for long, and inventory is limited because the island has almost no room to grow.

Beyond the village, Coronado Shores offers oceanfront condos in towers along the sand, and the Coronado Cays, further down the Silver Strand, offers waterfront homes with private boat docks. Each has its own feel and price point, and each attracts a different kind of buyer, from retirees to boating families to people who want a lock-and-leave home by the beach.

Coronado also has a strong military presence, with Naval Air Station North Island and Naval Amphibious Base Coronado nearby, so many residents are active-duty or retired Navy. Add in a highly regarded school district, the Hotel del Coronado and one of the best beaches in the country, and it's easy to see why buyers are willing to pay a premium to live here.

Buying in Coronado takes patience and preparation. Because inventory is so limited, the right home may come up only a few times a year, so it helps to be pre-approved and ready to move. Pay attention to the age and condition of older homes, parking, which is tight in parts of the village, and any HOA rules in the Shores and the Cays. Some properties may also have historic considerations that affect remodeling. For sellers, Coronado's steady demand is a real advantage, but pricing still matters. Buyers here are well informed, and homes that are priced in line with recent sales usually attract the strongest offers.
