About Del Mar · North County Coastal

A tiny beach city with racing season, ocean bluffs and one of the region's most relaxed downtowns.

Del Mar is one of the smallest cities in San Diego County and one of the most distinctive. In less than two square miles, it fits a beach town, ocean-view bluffs, a walkable village and the famous racetrack and fairgrounds. Many people know it from summer racing season, but those who live here know it as a quiet, close-knit coastal town most of the year.

Homes in Del Mar sit on smaller lots than you'd expect for the price, because the value is in the location and the views. The Beach Colony offers flat streets steps from the sand, while Olde Del Mar climbs the hills above the village with ocean views. Next door, Del Mar Heights is part of the City of San Diego and offers more single-family homes with access to well-regarded schools.

Daily life centers on Camino del Mar, with restaurants, coffee shops and Del Mar Plaza overlooking the ocean. Powerhouse Park and Seagrove Park sit on the bluffs, and Torrey Pines State Natural Reserve, with its trails and dramatic coastline, is just to the south. In summer, the fair and the races bring crowds, so locals plan around those weeks.

Del Mar is one of the most expensive places to buy in the county, and inventory is very limited. Buyers here are usually choosing between beach access, views and lot size, since few homes offer all three. Many also look at nearby Solana Beach and Carmel Valley for more space or a different price point while staying close to the coast.

Buying in Del Mar usually means deciding what matters most: being close to the sand, having a view or having more space. It also means doing extra homework on things like coastal regulations, bluff and drainage issues on hillside lots, and any limits on remodeling or adding square footage. Because so few homes come up, it helps to know the neighborhood well and be ready to act. For sellers, Del Mar's location does a lot of the work, but presentation and pricing still matter. Buyers at this level compare carefully and expect homes to be well prepared, with clear information about the property and its history.
