About National City · South Bay

One of the county's oldest cities and one of its most affordable paths to owning a home near downtown.

National City is one of the oldest cities in San Diego County, incorporated in 1887, and one of the most accessible places to own a home close to downtown. It sits between downtown San Diego and Chula Vista, with the I-5, I-805 and SR-54 running through it and Naval Base San Diego right next door.

The city's history shows in its neighborhoods. Near Heritage Square and Brick Row, you'll find early 1900s bungalows and Victorian homes. Around Kimball Park and the Highland area, streets are lined with established single-family homes. Lincoln Acres, a small unincorporated pocket, shares National City addresses and has its own quiet feel.

National City is a strong choice for first-time buyers who want a house rather than a condo. Prices have been among the more affordable in the county, and most neighborhoods were built long before special tax districts, so there's usually no Mello-Roos. The city also has more small multi-unit properties than many areas, which appeals to buyers who want to live in one unit and rent out another.

Day to day, National City offers Pepper Park and the Pier 32 Marina on the bay, Westfield Plaza Bonita for shopping, and a diverse food scene shaped by its large Mexican and Filipino communities. The Blue Line trolley makes downtown an easy trip. The tradeoff is older housing, so careful inspections matter here.

If you're buying in National City, plan for a careful inspection. Older homes can have outdated plumbing, electrical or foundations, and some have additions that may not have been permitted. A sewer line camera inspection is a smart extra step. If you're considering a multi-unit property, ask your lender how rental income will count toward your loan. For sellers, National City buyers are often budget-conscious first-time buyers, so homes that are clean, well priced and free of surprises in the inspection tend to move fastest. Having permits and repair records ready can help a sale go smoothly from start to finish. We can also help you compare National City with nearby Chula Vista and Paradise Hills, so you can see where your budget goes furthest and which neighborhood fits your plans best.
