About Paradise Hills · Southeastern San Diego
A hillside San Diego neighborhood with views, value and a strong sense of community.
Paradise Hills is a neighborhood in southeastern San Diego, set on hills between National City and the Skyline and Bay Terraces neighborhoods. It's part of the City of San Diego, not a separate city, and it offers a quieter, residential feel with views and value that are hard to find in many other city neighborhoods.
Many of Paradise Hills' homes were built from the 1950s on, and the neighborhood's hillside streets give some homes views toward the bay and the downtown skyline. Most homes are single-family, often on lots that leave room for a garden, an addition or an ADU. Nearby Bay Terraces offers newer homes and townhomes, while Skyline to the north has more established single-family streets.
Location is one of the area's biggest advantages. The I-805, SR-54 and SR-125 are all close by, and downtown San Diego and Naval Base San Diego are about 15 minutes away. That makes Paradise Hills popular with military families and with commuters who want a shorter drive than they'd have in East County or North County.
Paradise Hills is also one of the more affordable ways to own a home inside the City of San Diego. The tradeoffs are older homes that may need updates and fewer walkable shops and restaurants than in central neighborhoods. For buyers who want space, views and a central location at a reasonable price, it's worth a close look.
If you're buying in Paradise Hills, focus on the home's condition and the potential of the lot. Many homes have been well cared for over the years, while others are ready for updates, so a thorough inspection is important. Check for permits on additions, look at the slope and drainage on hillside lots and consider whether there's room for an ADU. For sellers, Paradise Hills attracts buyers looking for value inside the City of San Diego, including military families. Highlighting views, lot size and any updates, along with pricing in line with recent nearby sales, helps your home stand out. We can also show you how Paradise Hills compares with nearby Bay Terraces, Skyline and National City, so you can see which area gives you the best mix of space, views and price.
