About Spring Valley · East County

Bigger lots, hillside views and a rural feel, about 20 minutes from downtown.

Spring Valley is one of the largest unincorporated communities in San Diego County, spread across hills and valleys east of Lemon Grove and south of La Mesa. Because it's unincorporated, the County of San Diego handles planning and services, and there's no Spring Valley city hall.

The community is made up of several distinct areas. Casa de Oro runs along Campo Road, with shops and hillside homes, and depending on the street its mail may be addressed to Spring Valley or La Mesa. La Presa covers much of the central and southern area, with a mix of older and newer homes. The slopes near Mount Helix offer larger custom homes with views, and Sweetwater Springs has more condos and townhomes near the reservoir.

Space is one of Spring Valley's biggest draws. Many lots are larger than average, with room for gardens, ADUs and sometimes horses or chickens. Most homes were built between the 1950s and 1980s, so there's plenty of opportunity to make a home your own. Prices range from more affordable condos to view homes on the hills.

Spring Valley also comes with homework. Septic systems, fire insurance, permits and animal zoning vary from property to property, and each is worth checking carefully. SR-94 and SR-125 make commuting manageable, with downtown about 20 minutes away. For buyers who want land, views and value, it's one of the most interesting areas in East County.

If you're buying in Spring Valley, give yourself time for due diligence. Confirm whether the home is on septic or sewer, get a fire insurance quote early, check County permits for any additions and confirm zoning if you plan to keep animals or add an ADU. Drive the area at different times of day to get a feel for the streets around the home. For sellers, Spring Valley buyers often come for space and value, so highlighting your lot, views and any improvements helps. Having septic, permit and repair records ready can make the process much smoother for everyone. We can walk you through which parts of Spring Valley fit your plans, and which inspection items to flag before you make an offer.
